New Build or Resale in Spain: What’s the Best Option?
The dream of owning a home on the Costa Blanca immediately raises an important question: should you opt for a new build project or an existing property (resale)? Both options have their own advantages – but also points to consider. We have set them out clearly for you.
New build: modern comfort and energy efficiency
If you opt for a new build, you will usually get a property that meets the latest building and insulation standards. The installations are energy efficient, often equipped with home automation, heat pumps or solar panels. New-build homes usually achieve an energy label A or B – which is important, because from 2030, a minimum energy label E will be mandatory for all homes, and from 2033, even D.
With a new-build, you are therefore ready for the future, both ecologically and legally. Most projects are sold off-plan and have a completion period of 1 to 2 years.
Resale: immediate availability and potential for renovation
Buying an existing home means you can become the owner quickly – often within 2 to 3 months. Resale also offers scope for personalisation or renovation. Although older homes often have a lower energy rating, this can be improved through targeted modifications: insulation, replacement of windows or installation of solar panels. What about the price?
On average, you pay 10 to 20% more per square metre for new-build properties in the same region. With resale properties, you often have more room for negotiation and fewer additional costs.
