Executive Summary Q2 2025

- Asking prices increased across all focus municipalities in Q2. Strongest QoQ growth: Dénia (+7.2%). Highest absolute price: Moraira (€4,150/m²).

- Year-on-year: strongest growth in Jávea/Xàbia (+16.2%) and Calpe (+15.6%).

- ERI (Q2 2025): national average price €2,251/m²; resale homes €2,215/m², new builds €2,396/m². Comunidad Valenciana: 26,537 transactions; share of foreign buyers 28.13%. Province of Alicante stands out with 13,216 transactions and 43.3% foreign buyers. Average mortgage cost in CV: €607/month (29.2% of salary).

• Transactions: 171,078 (-5.8% vs Q1; +17% y/y). Comunidad Valenciana: 26,537; Alicante: 13,216.
• Foreign buyers: 14.1% nationwide; CV: 28.13%; Alicante: 43.3%.
• Average mortgage interest (new loans): 3.02%; average monthly payment in CV: €607 (29.2% of salary).
